Refine Results show in Search Results

I'dl like to know how do I put Refine Results box in the search results page. It doesn't make sense to show this box in Categories and don't show people are really searching for something.

Let's suppose some one comes in the site and search the term: "apartment", the site shows the results but how can he filter the results for a spefic state for example, or for a specific operation method (rent or sale).

How can I do it?
