Search - Near option

Can anyone tell me how the near option work's?

I've set my Geo services to UK as this is a UK directory and google maps to appear on each listing relevant to the listings address.

Testing search sometimes when I put a town into "near" it won't find it but if I put it into "search" it will!!!

I'm finding this frustrating anyone help?

By the way I'm using the Bfinder child-theme although same issue was occurring before I used this theme.
