Creating Extra Text on Create Listing Page

I am finding that several users of my site are not bothering to check to see if they already have a listing that is claimable and are creating a duplicate one themselves.
What I would like to do is add a text note at the top of the Claim Listing page, just before the Listing Plan choice to remind them to first check for an exisiting listing.
However, if I edit the Create Listing page, and place a text block there it does not appear on the front end - presumably becuase of the Vantage template being used.
How can I get the page to display the extra text before the Plan choice, preferably without breaking the theme or making any changes that would be overwritten by a future vantage update?
I'm guessing a PHP snippet?
