What to expect from patches?

Because we are doing some heavy classipress 3.0.5.1 customization, I would like to know what is involved with patch releases.
Are they provided in the form of a list of code replacements / modifications or is it en entire theme package?
Are the changes precisely documented? I'm not saying a list of features, I mean a list of core modifications and the problems they solve or features they add.
Is there a track of some sort accessible to clients?
I think this product is great but i'm concerned by the way the theme is tied to the functions it includes. I understand it makes setup easier, but if the only thing we can change without fear of loosing changes during an upgrade is the custom css in the "styles" folder then I don't think this can be a long term solution for production sites.
I may be getting ahead of myself here, but I think documenting feature enhancements and changes needs to be done in a very detailed manner and made accessible to coders in charge of large scale deployments of ClassiPress. That's the only way it can be considered as worth while for people who expect to make real money using classifieds software.
Maybe i'm missing something, but I think the dev team has already done a great job and I really want to be able to use this software which is why I am being so demanding. Please don't take this as being negative, its more of a request that would make my life (and other's as well) a lot easier.
