I have been looking at Vantage.

I like the layout of Directory.

Do I purchase Vantage and then install Directory?

Is Directory a free-standing theme for WordPress, or do I need both?

Directory is a child theme for Vantage, so yes you need to purchase both Vantage and Directory in order to have the features/layout of the Directory child theme or it will not function. Thanks.

Is there a built-in mailing list sign-up in addition to the registration for those who want to list or post?

Can I require registration for people who want to look at the listings?

Is there a place for a legal disclaimer?

The theme itself doesn't have a mailing list feature built into it, but email address information is stored in the "users" section of the WordPress admin for each member. There is no option to require registration for looking at posts, only for posting ads. As pe the ClassiPress admin demo site, at the bottom of the ClassiPress settings page you can find the field which allows you to add a legal disclaimer. Thanks.
