Hello, I would need a bit of information to understand what is included in your theme and what should I change if I were to buy it, following what interests me:
-Italy map on the homepage with selectable regions (such as filter ads)
-engine search for keywords in one or all classes in a given province, region or across the country
-Entry free with ad insertion password to modify or delete ads without registration requirement
-sending automatic email alert to the administrator when an ad is placed to control and decide whether to publish
-sending alert mail to the advertiser's explanation of the fact of publication or non-publication
-causal rejection publication announcement personalized by
-Posted configurable period (30, 60 days ...)
-ability to insert a video from youtube in the ad
-option for users to report abuse
-block certain attachments (exe)
-ability to share ad via email or facebook
-sending automatic email alert when an ad is about to expire
-ability to place ads in the window for a fee with the daily cost and number of days, customizable
-possibility of bringing an ad on top of payment

I've noted responses to each in bold after your text:

-Italy map on the homepage with selectable regions (such as filter ads) - You can set the relevant location within the ClassiPress theme admin settings for Google maps.
-engine search for keywords in one or all classes in a given province, region or across the country - As well as the main search on the homepage, ClassiPress has an advanced search functionality which is visible in the category view sidebar. You can add location based search criteria here if you wish.
-Entry free with ad insertion password to modify or delete ads without registration requirement - This is not a default feature of the theme, however it is available as a feature of a plugin in the AppThemes marketplace here. This does not appear to include edit options at this time, however you are free to check with the plugin developer if you wish to comment on the marketplace page.
-sending automatic email alert to the administrator when an ad is placed to control and decide whether to publish - You can moderate free ads, however ClassiPress will publish paid ads automatically once the transaction is completed.
-sending alert mail to the advertiser's explanation of the fact of publication or non-publication - Included
-causal rejection publication announcement personalized by - The default emails indicate when a listing is held for moderation or published
-Posted configurable period (30, 60 days ...) - You can set the duration in ad posting packages as desired
-ability to insert a video from youtube in the ad - Yes, you can allow this in the listing description
-option for users to report abuse - Currently not a feature
-block certain attachments (exe) - Only image files can be uploaded anyway, so this type is not going to work
-ability to share ad via email or facebook - This could be done through use of a social plugin such as featured here
-sending automatic email alert when an ad is about to expire - Email is sent by default when the ad expires
-ability to place ads in the window for a fee with the daily cost and number of days, customizable - There are ad spaces within the theme which can be added, including widgets, and also related plugins in the marketplace, however , management of these ads is done manually
-possibility of bringing an ad on top of payment - Not a default feature, but available as a feature in some marketplace child themes
-display paid advertisements Side - See above answer relating to ads
